Sketch it on site or mark up an existing plan — TraceBIM turns it into a live 3D model and produces professional, permit-ready drawing sets. No drafter. No CAD software. No waiting weeks.
Nothing to install, no card, no account to try it · Runs in your browser, iPad included

The product
You know what you want to build. Sketch it or mark it up, and TraceBIM does what a drafter would — builds the model, keeps it consistent, and draws the plans — so you can stay on the job site instead of behind a desk.
Sketch over a plan or upload a marked-up drawing. TraceBIM reads clouds, arrows and notes the way an experienced drafter would — then makes the change.
A reactive dependency graph keeps walls, openings, dimensions and annotations consistent. Move a wall and every dependent element updates in one transaction.
Floor plans, elevations, sections, dimension strings, grids, tags and title blocks — organized on standard sheet sizes, ready to review and submit for permit.
Correct line weights, feet-and-inches dimensioning, standard scales and notation conventions are applied automatically to every drawing.
Export any sheet to a crisp vector PDF at true scale — ARCH D, ARCH E1 and more — with your title block data filled in.
A full drafting workspace in the browser with touch support — mark up plans on the job site with an Apple Pencil, finish them back at the office. Your projects sync everywhere.
How it works
Three steps from the idea in your head to a drawing set you can submit.
Start from a sketch, an existing floor plan photo, or a blank sheet. Mark it up the way you'd mark up plans for your crew — clouds, arrows, notes.
upload · sketch · annotateYour markups become parametric walls, doors, windows and rooms in a live BIM model. Review every interpretation and correct it in one click — TraceBIM learns your conventions.
AI interpretation · parametric enginePlans, elevations and sections are laid out on titled sheets with dimensions and notation to professional standards. Export true-scale vector PDFs, ready to review and submit.
sheets · dimensions · PDFDeliverables
Every output is held to professional drawing standards — because your crew, your subs and the permit office will all read it.
Pricing
Every feature, every project, for everyone. No subscription, no credit card, no AI credits to buy, nothing to cancel.
Everything included
For contractors, remodelers, homeowners and architects delivering drawings on every job.
No subscription, no credit card, no AI credits to buy
AI use has a generous daily fair-use limit per workspace so the service stays fast for everyone — the app tells you if you reach it, and it resets the next day. Drawing, editing, sheet layout and export are never metered. Need a team workspace? Several people in one workspace, with owner, admin, editor and viewer access, is available by arrangement — email support.
Note that every exported sheet carries a “DRAFT — NOT FOR CONSTRUCTION” notice: TraceBIM is a drafting tool, and drawings still require review and stamping by a licensed design professional before they go to a contractor. Issuing a set for permit replaces that notice with an issuance record, after you attest to your jurisdiction’s rules.
About
General contractors, remodelers and flippers know exactly what they want to build — the hard part is getting it on paper. A permit office won't accept a sketch on the back of a bid, so every addition, kitchen remodel or garage conversion stalls while you wait weeks and pay thousands for a drafter, or fight with CAD software built for specialists.
TraceBIM removes that bottleneck. Sketch or mark up your plan the way you already do on the job site, and the AI turns it into a real model — walls, doors, windows, dimensions — then drafts the floor plans, sections and elevations for you, held to the standards of a professional drawing set.
The result: you go from walkthrough to permit-ready drawings in days instead of weeks, with no drafting background and nothing to install — it all runs in the browser.
Founder
Software engineer · Associate Architecture · BIM specialist
TraceBIM was conceived, designed and built end-to-end by Farhad Shariatzadeh, who has worked professionally on both sides of the problem it solves. He holds a Master of Architecture and spent five years as a BIM modeler producing construction document sets, living daily with the gap between an architect's redlines and the finished model — and with the exacting standards a professional drawing set has to meet.
He also holds a Master of Science in Computer Science and spent six years as a backend software engineer building production systems at Oracle and Doosan — enterprise platforms and power-grid software where correctness and reliability are non-negotiable. TraceBIM is the synthesis of those two careers: every feature is specified by someone who has produced drawing sets for a living, and engineered by someone who has shipped software that enterprises and utilities depend on.
The entire platform — the parametric geometry engine, the reactive dependency graph, the drawing renderer and the cloud infrastructure — is his sole-author work, built by constantly swapping between the architect's hat and the engineer's. That dual fluency is TraceBIM's foundation, and its promise: software that understands drawings the way an architect does, built to the standard an engineer demands.
